What makes Refugios Urbanos different from a traditional real estate agency?
A traditional agency is incentivised by volume — more transactions, more commission. Our model is the opposite. We work with a curated, deliberately limited portfolio of architecturally and culturally significant properties. Every listing is hand-selected, and we invest significant time understanding each client's needs before presenting any property. The result is fewer transactions, but a far higher proportion of clients who end up genuinely in love with what they buy.
Do you work with international buyers who don't speak Portuguese?
Absolutely. Our team is fluent in English, Spanish, Italian and French. We have extensive experience guiding non-Brazilian buyers through every stage of the acquisition process — from initial property selection through to the nuances of Brazilian property law, tax obligations, notarial requirements and banking. We also maintain relationships with specialist lawyers and accountants who regularly work with foreign nationals.
What types of properties are in your portfolio?
Our portfolio spans four principal segments: apartments in architecturally iconic buildings (from Art Deco to late-modernist), signed houses bearing the authorship of notable designers, boutique low-rise apartment buildings ("predinhos") celebrated for their human scale and character, and coastal retreats along the São Paulo coast — principally Santos and the North Shore. We don't carry studios in anonymous towers. Every property in our catalogue has something architecturally, spatially or historically interesting to say.
Can you help me sell my property, not just buy?
Yes — and for the right property, we are exceptionally effective on the sell side. We combine professional photography and editorial-quality copywriting with targeted outreach to a carefully built database of qualified buyers, domestic and international. If your property has genuine architectural or cultural merit, the audience we can bring to it is far more focused — and often more willing to pay a fair price — than a generic listing platform.
How does the property alert (imóvel alert) service work?
Clients can share a detailed brief with us — neighbourhood preferences, building typology, size, price range, specific architectural features they value — and we maintain that brief as an active search mandate. When a property enters our radar that matches the brief, we contact the client immediately, often before the property is formally listed. Many of our best matches happen this way, before a property ever reaches the broader market.
Do you handle rental properties as well?
Our primary focus is on sales consultancy, but we do assist owners of significant properties with premium long-term rentals when the brief aligns with our portfolio philosophy. We do not operate as a traditional lettings agency managing large volumes of rental stock. Where we do assist with rentals, the standard of property and the level of personalised service is identical to our sales work.
